Jablonec nad Nisou – Jablonec nad Nisou is preparing to build a parking garage and four residential buildings on 5. května Street. The construction is estimated to cost nearly 700 million crowns. The city hall will seek investors for the project, said city hall spokeswoman Jana Fričová today. The parking garage and four residential buildings are set to be built near the new public transport terminal, which the city plans to start construction on next year.
"Although we are working with a limited budget and the city will not be able to realize all necessary development plans in the lower center, we must not resign from the role of the city as an initiator and coordinator of development. Therefore, we have launched the preparation of this project and the solution for the entire area around 5. května Street. We are designing the project to be attractive to private investors as well," said Deputy Mayor Jakub Chuchlík (Pirates).
Originally, parking spaces were to be located underground in the transport terminal. However, in 2021, the city council approved a change to the project that relocated parking to an above-ground parking garage in the adjacent gap near the steps to the train station. The reason was the need to spread the investment over multiple phases and to provide parking more cheaply. Last year, Jablonec announced an architectural-urban competition for the location. The city received 24 proposals, and the winning study was by architects Jan Votoček and Antonín Pokorný.
"The project has become part of the action plan, and the city has divided it into three separate parts to manage the preparation and financing effectively. For each phase, we anticipate actively seeking an investor or co-investor. Alongside the architectural study, an economic study is now being prepared, which will determine possible financing models and serve as a basis for decisions on the next steps,” Chuchlík added.
The most expensive part will be the construction of the parking garage for 267 cars, of which 79 spaces will be for residents of the nearby apartment buildings. The project developers estimate the construction costs at just under 340 million crowns. The second phase includes the construction of three buildings with 54 apartments near the train station, which is estimated to cost around 200 million crowns. Another building with a commercial floor and 25 apartments is expected to rise at the corner of 5. května and Horské streets, with an estimated cost of 140 million crowns.
