Characteristics of the area - this is a gently sloping plot of trapezoidal shape in Prague 4-Podolí, south of the Czech Television complex, along the streets Na Vrstvách, K Sídlišti, and steeply sloping down to the street V Rovinách.
In the northeastern vicinity of the plot, there is a park with mature greenery. On the eastern side, there is a substantial development of collective garages, a gas station, and an eight-story sectional panel house. The southern and western boundaries are determined by medium and low-rise residential development and the fire station of Czech Television. In the southwest corner of the area, there is an enclave of two semi-detached houses with gardens. The total area addressed in the zoning plan is approximately 10,395 m². Currently, the subject area is vacant without apparent care. Documentation for the zoning decision addresses the southern half with an area of approximately 5,700 m². The urban plan has designated this space as purely residential without establishing basic regulations.
Urban and architectural concept - considering the surrounding structure of development, the design is conceived as a sort of "urban compromise" between the development in the eastern (eight-story panel houses) and western (four-story city villas) parts of the area. Five mass-related six-story solitary structures have been proposed in such a way that there is not an excessive spatial burden on the plot, thus creating an architectural composition of appropriate scale. The solitary arrangement of residential buildings allows for the accentuation of individual vistas while providing the buildings with adequate airflow, lighting, and sunlight. All five buildings, with their six above-ground floors, create a clear and comprehensible spatial concept in the existing disordered urban situation, enhanced by a lapidary architectural solution based on a regular alternation of open (southern and western) and closed (eastern and northern) facades. The buildings themselves shape the existing street K Sídlišti from the east with an emphasis on creating a clear boundary of functional areas. The western edge of the development utilizes an average five-meter terrain change for the placement of non-residential areas and entrances to the underground levels while preserving the quality of existing vegetation.
Compositional and spatial conditions - considering the property relations to the subject land, the applicant decided to divide the addressed area into two phases - southern and northern. The second phase, which will follow the clarification of property relations, will ideally take place later.
The placement of new buildings is primarily influenced by the exceptional quality of the land's location with views into the Vltava valley and the Prague basin, the effort to create a non-anonymous residential area, the connection of the existing urban structure from east to west, and, not least, the mass of park greenery located to the northeast of the plot. The aforementioned facts characterize the authors' effort to rehabilitate traditional urban residential development with a classic urban arrangement and a reasonable scale of building masses.
Urban and architectural solution of the location - the design assumes the main entrances to the buildings to be from the north and from the east from the street K Sídlišti. All buildings have the same height of cornices and their entrance levels are also at the same height,
The layout of the residential buildings (with a total of 66 apartments) is based on the same principles - they are very similar, differing only in the composition of the apartments and their placement on the floors. A significant difference in the design concerns the underground levels intended for parking spaces. Buildings A and B are connected at the level of the 1st basement by a garage space accessible from Na Vrstvách street. Buildings C, D, and E have one shared underground level at the level of the 1st basement, while buildings D and E are also connected at the level of the 2nd basement. Both underground levels have entrances from the street V Rovinách, which, with its longitudinal slope descending to the south, allows for the mentioned connection.
