The south-sloping plot with mature pines is just a minute's walk from a lake with clear water. The air is fragrant with essential oils and has a pleasant humidity. All neighboring parcels have a similar forest character and are rather large in area so that privacy can be maintained and not too many trees need to be cut down for construction.
The access to the plot is at its highest point and from the north. It was therefore unusual to design a spacious garage in the attic. As a result, from the street, you perceive only the low part with a gable roof oriented toward the gable. The attic also features the main entrance with a vestibule, a spacious gallery with a toilet, a kitchenette, and a terrace with a pergola for a whirlpool. All living rooms are on one level on the ground floor, which you can descend to via a free-standing spiral staircase or walk outside.
The entire attic, apart from the gables, is clad in ventilated sheet metal, so it was not necessary to place gutters on the low edge of the roof, and rainwater flows directly onto the terrace and only from there out. The ground floor façade is a combination of insulated walls with tinted plaster and full-height windows with external blinds. The ground floor flows into a cantilevered terrace spanning the entire width of the house, accessible through a double portal with a width of 5 m. The pines provide ideal shading. In winter, with the low sun, they allow rays into the interior, while in summer, they provide pleasant cover. This is also why a passage through the terrace was made for one pine, which has become its living sunshade. Full-height windows let the atmosphere of the forest inside, including in the bedrooms and bathrooms. Privacy is ensured by blinds. A glazed gable on the upper floor illuminates a circular opening with a staircase and replaces roof windows, which would always be dirty under the crowns.
The owner of the house has a great sense for interiors, so she managed most of it on her own, only consulting with the house's architect.
Technical SolutionThe foundation of the building is two-level, taking into account the terrain shape, on concrete strips and a slab. A reinforced concrete framework is used as the load-bearing system, combined with a steel structure for the terrace on the ground floor and for the slender load-bearing columns at the glazed façade in the main living area. Some load-bearing walls and ceilings on the ground floor and in the attic are made of exposed reinforced concrete. Non-load-bearing partitions are made of ceramic blocks. Heating is provided by an electric boiler and occasionally a fireplace. Although this is a recreational property, in terms of insulation, it meets the standards for family houses.
