Family house in Letkov

The house is located near the regional city in an area that meets the investor's vision of his housing. Peace and yet the city within reach. The area has strict regulations (building line, ridge height, slope and shape of the roof, coverage, number of floors, etc.). The entire area was purchased by a developer with the aim of creating a cohesive urban and architectural zone.
The house is designed for a family of four with children. It is a detached, non-basement, two-storey building, with the land surrounded by roads to the north and east. To the south and west, there are plots designated for development. For now, the investor can enjoy the luxury of an unobstructed view into the forest.
The floor plan is a pure rectangle with a gable roof. Within the main building, there is also a garage for one car with a working nook.
The building is accessed by a paved pathway from the road to the north. The entrance leads to a vestibule, from which there is direct access to the garage, technical room, bathroom, and guest room (office). From the hall, there is access by stairs to the attic.
On the ground floor is the main space of the building, which includes a kitchen with dining area and a cooking island, which was the client’s main requirement to prioritize this space over the living area. From both the living space and dining area, there is a view of the garden, and both spaces feature a double-sided fireplace.
From the living space, there is an entrance to the covered part of the outdoor wooden terrace, which becomes an "extension" of the living room during the summer.
The terrace continues further to the pool, which is tastefully integrated into it.
The stairs from the vestibule open onto a gallery connecting the parents' bedroom on one side and two children's rooms on the other. Between them are two bathrooms, of which only one is accessible from the gallery.
From the left side of the hallway, we enter the parents' bedroom, which has a hidden dressing room and access to the bathroom.
The facade is a combination of white plaster and vertical larch cladding, which cleverly conceals the entrance to the garage.
Heating of the building is provided by a gas condensing boiler with a flue pipe extended above the roof and underfloor heating with radiators.
A newly created paved road leads to the house - an entrance with an automatic gate and a pedestrian path with a gate. (This has already been created by the developer)
Structurally, it is a brick building founded on reinforced concrete foundation strips. The horizontal structure of the ceiling/terrace is designed as a reinforced concrete monolith. The wooden columns on the side of the covered terrace are also partially used as supports for the parents' bedroom console.
