At Prague's Bertramka, directly opposite the famous Winternitz Villa by Adolf Loos, the Villa Epoque is set in a sloping terrain. It indirectly draws inspiration from and responds to the austere shapes, functionality, and openness of its renowned neighbor. We believe it will be equally timeless and enriching for its surroundings.
The design of the house plays with simple and functionally thought-out shifts of volumes that enliven the structure and create extraordinary spaces for its residents. The façade of the house becomes a canvas for the interplay of shadows, which is evident from the street.
Generous glazed surfaces and cleverly oriented views are key elements of the design that connect the interior with the surrounding urban landscape. The garden around the house, like the greenery on the living roof, is carefully designed by Atelier Flera, complemented by large planters on the terraces with lush vegetation.
Common areas, including garages and staircases, are designed to provide residents not only with convenient access to their apartments but also with a unique space that becomes part of their home. Designer lighting connects all floors through a stairwell mirror, and besides providing pleasant lighting, it also brings a distinctive aesthetic element to the space.
The parking issue on the plot is solved by placing the garages underground at the back of the sloping property. Each garage floor has a separate single-lane entrance used solely by 2 or 3 apartments, which eliminates visual disturbance to the ground level from a wide entrance. The main entrance is expanded with a pedestrian entrance, creating a generous, representative entry for pedestrians. The garages for individual apartments are designed for 3 cars and include a hobby room.
On each floor of Villa Epoque, there is a unique apartment emphasizing the individual quality and privacy of the residents. Each apartment offers a different connection to the exterior, different qualities, spatial experiences, and provides residents with the luxury of city living with the attributes of a private villa. The building cleverly utilizes and responds to the sloping plot, creating private intimate gardens and terraces. The views from all apartments are sensitively composed, culminating on the upper floors in breathtaking distant views of the urban panorama.
The recessed floor with a continuous terrace on the west and north sides is complemented by access to a generous roof garden featuring an outdoor private pool, an experiential kitchen, and above all, a 360-degree magical view. The pool with a glass bottom brings not only light to the center of the living floor plan but also an incredible atmosphere, a feeling of being beneath the sea surface. The stunning view through the shimmering water surface transforms depending on the time of day, weather, and wind, bringing an unforgettable ambiance to the heart of the layout.
Villa Epoque combines architecture, design, contemporary lifestyle, and the needs of the 21st century. It sensitively responds to its surroundings, and the clear architectural expression of the house permeates through the common areas into individual apartments and their outdoor spaces.
