location
The parcel of family houses is located on Priekopnícka street, on the northern edge of the city district Podunajské Biskupice, on the periphery of the city, in an area defined by the main roads Popradská - Vrakunská and the canal of the Little Danube. The location is architecturally and functionally diverse - family houses; apartment sections, row houses, and tower houses with different height levels; service and operation buildings; transportation artery. The parcel of new buildings is in a stabilized area.

objects
The project assignment was /when applying regulatory limits/ the effective utilization of the parcel with its specific features - the architectural and functional diversity of the surroundings, setbacks of neighboring buildings, geometry, and orientation of the parcel.

The resulting concept presents a hybrid form of housing, which lies on the border between two residential forms - a standalone family house with a garden vs. an apartment unit in a shared apartment building.

The new building objects maintain their tectonics in scale with the original construction of family houses (divided into two separate building volumes with two above-ground floors and an attic, with sloping roofs) - thus creating not only a hybrid form of housing but also a building form on the border of family and apartment houses. They naturally complement the surrounding individual family houses, scaling up to four/five-story apartment buildings in close proximity.

Both houses operate with the same architectural spatial logic, but are geometrically modified in relation to each other - verifying/confirming the viability of the model of vertical addition of separate apartment units wrapped in a uniform outer shell.

The objects are situated along the axis of the parcel in the east-west direction, being offset from each other and supplemented by a shared staircase for the apartments on the floor. Both houses reflect the wedge-shaped geometry of the parcel boundaries, which is inscribed into their floor plan footprints. The volumes are set back from Priekopnícka street by adding a street profile with parking spaces at the eastern boundary of the parcel.

In both houses, there are three two-room apartment units, totaling six apartments. On the ground floor, in the center of the parcel, there are identically mirrored standard apartments with gardens in both objects. The other apartments are atypical, as each object features an atypical two-room apartment with an attic mezzanine and a roof terrace on the upper floor at the parcel's center; on the slanted sides of the houses are three-level two-room apartments with mezzanines, gardens, and roof terraces in the sloping roofs. The spaces of individual apartment units are not limited to schematic vertical addition, but act more vivaciously within a common volume as their layouts overlap. The geometries of the roofs - in the form of pyramidal sloping roofs with two slanted triangular planes at different heights of their peaks inscribed on the diagonals of the floor plan footprints - are the result of the neighborhood relationships of the apartments, objects, and their mutual interactions. Each apartment has exterior living areas with privacy - a garden or a roof terrace.
