The location of the building within the complex is determined by the traffic solution, which was influenced by the placement of the entrance opposite the entrance to the Doka complex and also the turning radii of the trucks. In line with the low-energy solution, the administrative part is oriented to the south.
The exterior appearance of the building reflects the internal mission of the individual parts. The ground floor hall is made of steel and clad with corrugated steel sheeting. The administrative part is made of thermal storage lime-sand bricks and insulated with a contact facade system. In accordance with the concept of passive solar energy collection, the building opens to the south with a glazed area in the form of an attractive double facade, which will also have acoustic insulation and some marketing effect, as a very busy D1 highway is located in that direction. The double facade system with flaps allows for effective ventilation of heat from the interspace in summer, while in winter, warm air is drawn into the heat pump, thus increasing its efficiency. The building has two heat pumps – one for producing cold water for air conditioning and the other for heating sanitary hot water. Ventilation is natural; otherwise, everything is fully automated.
The internal layout should allow for maximum variability; the storage hall is divided into two parts for operational reasons. A separate space is formed as a shop oriented towards the street. The office operation on the 2nd floor is implemented in the form of an open office, with only the owner's office separated by a glass wall. Communication spaces are minimized.
The vertical load-bearing structure of the administrative part consists of reinforced concrete columns or steel posts supplemented by wall cladding and also load-bearing walls made of lime-sand blocks. Below ground level, the load-bearing structure consists of a monolithic reinforced concrete wall or masonry made of concrete blocks. The load-bearing structure of the hall is formed by bolted steel beams.
