The apartment in question has an area of 115 m² and is located in a building from 1900 in Brno - Old Town.
At the time of purchase, the apartment was in a completely rundown condition after long-term neglected use exacerbated by years of being rented for student housing. As a result of thorough renovation, only two historic paneled doors, one entrance frame, and the original windows could be preserved from the original furnishings.
The investor's request, who travels frequently, was to create comfortable living space with modern furnishings and advanced technology.
The condition of the apartment necessitated a total reconstruction of everything: sagging floors and ceilings, completely all installations, implementation of thermal insulation of the exterior walls, sound insulation of the neighboring apartment, and structural reinforcement of the fragile walls… This reconstruction partially altered the layout of the apartment, including the removal of a load-bearing wall between two rooms to create a multifunctional living hall of 55 m².
The apartment is divided by a central load-bearing wall into two tracks. The southern direction, with a view of the park and Old Brno, is oriented towards the bedroom with a dressing room and the main living area, while the northern direction into the courtyard houses the entrance hall, WC, second dressing room, kitchen, and bathroom with its own sauna.
During the reconstruction, the damaged floors were completely removed down to the wooden beam foundation, and a new composition that significantly reduces the floor deflections was created. Under this replacement, underfloor heating was chosen for the entire apartment and an upper polyurethane screed was applied. This achieved a leveling of different heights of the original floors that arose from the gradual layering of additional surfaces according to the purpose of the rooms.
In all rooms with a ceiling height of 3.5 m, self-supporting drywall ceilings were installed, creating an interlayer for new electrical and air conditioning installations with recovery, along with drywall wall coverings, to eliminate the embedding of new installations into fragile walls and also to unify the low quality of surfaces into a gypsum quality using a dry method. Thermal insulation was added to the interstitial space together with all installations, and in the case of the shared wall with the neighboring apartment, sound insulation was included.
In terms of materials, in addition to the polyurethane screed on the floors and drywall coverings, travertine tiles are laid in the entrance hall along with the adjacent dressing room and technical room, the bathroom wall is covered with marble, and one wall in the entrance hall is made of maple veneer. The original doors and windows are finished in white gloss with brass fittings from Alt Wien, while the new structures are in white matte with brushed stainless steel. Two columns in the living area are made of polished stainless steel.
