Two apartment buildings with balconies built on a sloping site in Litomyšl demonstrate that balconies can serve not only as passageways to apartments but also as a means of overcoming the height differences in the terrain.
A total of 38 residential units are located in three above-ground floors of the two buildings. The sloping land in the direction of the longitudinal axis of the buildings allowed for designing the structures in such a way that two floors are directly accessible from the ground level. The height difference between the two levels of terrain is addressed with a linear retaining wall. The facades of the buildings connect to the extensions of the existing house designed by Viktor and Martin Rudiš.[/b]
One of the buildings contains nineteen small-sized apartment units. The largest apartments (3+kk) are situated on the first above-ground floor. Direct access to the terrain, a garden, individual and barrier-free access, and the possibility of parking one to two vehicles in the entry area make these apartments very attractive. The main entrance to the building for apartments on the second and third above-ground floors is at the level of the upper sidewalk. A staircase from the shared outdoor entrance space leads to the third above-ground floor. The individual apartments on both levels are accessible from the balconies.
Dedicated parking spaces for both buildings are designed along the upper sidewalk at the level of the second floor of the building. Tenants on the first floor are allowed access right to the entrance of their apartments.
The structure of the buildings consists of a system of transverse load-bearing walls with a span of 3.6 m and reinforced concrete ceilings. The outer shell of the first floor is finished with wooden cladding, while the second and third floors use plaster. Flat roofs are covered throughout their extent with "maintenance-free" greenery.
