The design of the Affinity residential building is based on the original urban planning solution for the entire area and follows the construction in the surrounding environment. The residential building is designed for 64 residential units and 2 commercial units located in the ground floor of the building.
The basis of the design is the mass of a semi-buried underground floor, which forms the "plinth" of the building. This plinth contains two underground levels designed for 2 non-residential units, parking spaces, and the technical equipment of the building. On this "plinth," which is based on the orthogonal grid of the area, two masses (sections) of the residential building with five above-ground floors have been designed, oriented along the north-south longitudinal axis. They freely connect to the residential development in the northern part of the area, including a slight rotation of the mass. The protruding mass of the proposed sections on the southern side creates a street front, which is confirmed on the ground floor with the placement of commercial spaces along the roadway. The façades of both sections are treated uniformly in gray color, combining two basic shades of light and dark. The cutting of masses at the terrace locations is emphasized by a façade cladding made of decorative panels with a wooden decor. The infill of the balconies is also designed in two material solutions – with glass infill and made of hot-dip galvanized strip steel. The combination of these materials and the placement of the balconies with different window arrangements on the façades create the characteristic appearance of the building. The rectangular base is clad in stone imitation for emphasizing contrast and highlighting the mass of the residential building and is modified for climbing vegetation.
