Apartment building Na Neklance

In Smíchov, where block development meets the villa neighborhood on the slope of Mount Brabenec, one of the last plots waiting to be completed remained. Instead of one large building that would close the block and fill the area, three have been proposed. The residential buildings on Na Neklance open up this territory.
Permeability. This is the key word of the entire design. Three residential buildings connected by a common underground space, but independent above ground, allow passage between the streets Na Neklance and Nad Koulkou. A public park is created, a meeting place, not a barrier.
Each of the buildings responds to its context differently. Building A complements and closes the block development, maintaining the street line. Building B stands independently with balanced setbacks. Building C is a solitaire that, in its scale, corresponds to the villas on the opposite slope. The transition between urban and garden development does not happen suddenly, but the three buildings unfold it gradually.
At the ground level, there are entrances and commercial spaces, and due to the sloping terrain, the first underground floor naturally aligns with the street level. Ground floor apartments have their own front gardens, and in the western part of the complex, a semi-public garden for residents is created. A total of 31 apartments in three to four-story buildings form a compact whole that maintains a human scale.
The thoroughly insulated envelope with thermal triple-glazed windows ensures a low-energy standard. The energy performance certificate of class B confirms that quality architecture and a responsible approach to energy go hand in hand.
