The area designated for construction consists of a flat plot partially built with modified buildings – a residential villa no. 174 and a former hostel no. 1323. The plot has a rectangular shape, bordered by roads on two sides.
The investor's intention, focused on the care of mentally ill individuals, was to build sheltered workshops in the specified area and buildings with facilities for clients and staff, a maneuvering area for deliveries, and a cultivation area for the arboretum. The program also included parking lots, garages, and storage areas. We divided the area into three zones. We proposed to adapt the existing villa and hostel to serve as facilities for clients, therapists' offices, and workshops for clients' work. The middle section of the area is reserved for a maneuvering area for the delivery truck and a ground-floor building that includes covered and uncovered parking spaces, storage areas, and a garden pergola. In the remaining part of the plot, there is a cultivation area for the arboretum. The parcel is newly enclosed with a reinforced concrete fence with steel infill. The entrance for delivery trucks is from the side street, and the exit is onto the main street.
The former villa is primarily used as a facility for clients and staff. The former hostel has been adapted for storage and production. The layout is divided into a client section (production) and a staff section. Both parts of the layout, the client section and the staff section, are interconnected on all floors, each having its own separate entrance on the ground floor.
The architectural solution cleanses the buildings of inappropriate extensions and restores the original appearance of the former villa. The former hostel has modified window openings and delivery entrances, corresponding to its new production purpose. Related to the courtyard maneuvering area is a ground-floor building with covered and open parking spaces and pergolas. It consists of a lightweight structure of a steel skeleton with wooden infill and ceilings.
