This is the object of an old apartment building in Žižkov with a typical inner courtyard layout and balconies. The project for a complete renovation, including a rooftop extension, began design work in 2014. It was an intensive process of thoroughly modifying the layouts of all apartments, including clarifying the rooftop extension with the addition of terraces that were not originally included in the project. The building is an inner courtyard open towards Vítkov, and the upper apartments have an impressive view directly of the National Memorial and the equestrian statue of Jan Žižka.
The requirement was to create a mix of layout solutions so that the building features apartments of various sizes ranging from studio apartments to three-room apartments. The smallest apartment has 26 m², while the largest has 88 m² with a 16 m² terrace. Larger apartments also have cellar storage units available. The project of construction modifications along with the apartment layouts was simultaneously thought through with the interiors. After the rough construction modifications, it was not difficult to follow up with the interior design project.
All wooden windows were replaced, newly custom-made with a finish that is uniform with the apartment entrance doors. The owner of the building placed high demands on these elements to ensure they were crafted with high quality and preserved the historical aesthetic of the house. The balconies were enhanced with glazing, which protects the residents from unfavorable weather while moving through the corridors. To minimize disturbance, the glass is designed to be frameless. A glass elevator was also added, connecting all floors of the building.
The common areas have a new historical-style flooring, while the central staircase remains in its original material – granite. Attention was also paid to details such as the mailboxes, which were partly custom-made, having brass top covers for uniformity with the building's navigation system, which is also in brass. Similarly, the apartment doorbells and hardware for doors and windows.
The interiors of the apartments are designed very individually. All furniture was drawn out and custom-made. The unifying element of the apartments is the materials used. The color scheme of the interiors was unified with only minor deviations. All apartments feature new oak parquet flooring. All furniture combines four basic materials – foil-covered beige doors with profiled grooves in the kitchen, veneered oak surfaces, matte laminate in white or black, and special CLEAF Emotion laminate with a woven structure in gray-beige color. The brief was for interiors in which everyone would want to live :) Therefore, all apartments are in neutral, natural color tones.
