The proposed building connects with the existing surrounding development through its height and position. Part of the structure stands on the footprint of the original building and retains the existing building line, which is consistent with the other two buildings on Beránkovo Embankment. The proposed extension is intentionally set back further from the building line to maintain the existing massing similarity of the structures along the street. This intention is further supported by the fact that the proposed extension is one floor lower than the rest of the building.
The placement of the building on the plot respects the required setback distances from the property boundary and from the surrounding family houses according to the regulations. Within the existing eastern wall of the building, which is positioned 200mm from the boundary of the area of interest, no new window openings will be created. The wall will remain without window openings. The building is artistically divided into three distinct masses: a single-story, partially basement extension, the highest central mass that creates the corner of the building, and a third slightly reduced mass. The significance of the central, highest mass is emphasized by a different material concept for the façade. This mass will have a façade made of finely profiled sheet metal, while the other two will have façades of finely structured, white plaster. All three masses will be covered by shed roofs. A spacious outdoor terrace made of permeable wooden grids will connect to the family house in the part turned away from the street. Paved areas made of concrete elements will be created at the entrance to the building. A new parking area of grass paving grids will be established at the property entrance. The remaining part of the plot will consist of an unpaved, grassy area. The new fencing of the property will consist of a post structure with a low foundation. Wire mesh will be stretched between the fence posts.
The highest point of the roof of the proposed building will be lower than the ridge of the existing roof. There will be no increase in the height of the building compared to the existing state.
The building consists of one underground floor and two above-ground floors. The underground floor primarily consists of storage spaces, a garage, a technical room, and a technical bathroom. This floor is accessible via two separate entrances from the garden and also by a staircase connecting the underground floor with the first above-ground floor. The entire floor is located at one elevation level, 0.8 – 0.85m below the level of the surrounding, continuous terrain.
The first above-ground floor consists of three height levels (entrance, kitchen, and the remainder of the first floor). The first above-ground floor contains a living room connected to the kitchen, two offices with their own toilet, a bathroom, a laundry room, and an entrance. The kitchen connects to an outdoor terrace made of a wooden, permeable grid.
The second above-ground floor consists of three bedrooms and a bathroom. The second and first above-ground floors are connected by an open spiral staircase.
