The reconstruction of an apartment on the 8th floor of a panel building not far from the center of Ostrava was completed in 2021. The apartment is used by a young couple for both living and working. The apartment's loggia, with a beautiful view of the city, is oriented to the west.
The layout originally designed as a 3+1 has been transformed into a spacious 2+kk apartment. The original kitchen has been merged with the bathroom, which has been changed into a wellness area featuring a Finnish sauna, a bathtub, and a shower cubicle in a shared wet zone with a view from the western window.
In the eastern part of the layout, there is a study separated from the surrounding spaces by polycarbonate walls. If necessary, the study can be visually enclosed with folding shutters. The connecting space between the entrance area, the study, and the main living room is utilized as a kitchen. The main living space is furnished with light, easily movable furniture and serves as a dining room, gym, studio, VR gaming room, and a relaxation area after wellness or during the day.
The concrete panels were cleaned of the original plaster, repaired with leveling mortar, and painted with a unifying coating. The raw concrete is complemented by built-in elements made from brushed spruce bioboards. The materials are selected with consideration for their potential exposure to moisture.
BP-70-OS-R type panel buildings are among the few that offer the possibility to realize a balcony window in the main living space along the entire length of the wall. The panel forming the sill of the balcony window has been cut, and a glass wall has been installed between the balcony and the main living space. A small winter garden has been created on the balcony, accessible from an elevated platform that smoothly transitions from the balcony into the apartment's interior, where it creates seating, storage spaces, and an elevated space for a bed. The balcony doors can be fully opened, connecting the space with the winter garden.
