The four-star hotel Omnia appears, at first glance, to be an inconspicuous building. This concept has its justification – the hotel is located in the heart of Janské Lázně, which is part of the Krkonošsko National Park, and its nature is constantly threatened by new constructions, thus the Omnia hotel was not meant to be another intrusion into their beauty. This led to the idea of an unobtrusive building that would charm its guests only upon entry.
The site designated for construction is located in the upper part of the town of Janské Lázně on the lower part of the southern mountainside, below the parking area at the cable car station to Černá hora. The land is sloped (gradient 13–16%) with an existing height difference of 6–7.5 m. At the future construction site, there is a thick accumulation of coarse and boulder slope materials, sometimes with fill of the same composition. The elevation of the addressed area is approximately 660–670 m above sea level. The land is connected to the local roads of the town of Janské Lázně.
With regard to the given location, the design predominantly used natural and traditional materials. The selection of colors and materials responds to the context of the mountain spa resort. The roof covering is made of titanium-zinc sheet. The majority of the outer shell of the accommodation part is composed of a cladding of Cembonit façade panels, supplemented with waterproof plywood. The bases and the entire middle part of the building are made of natural quarry stone.
The façade of the adjacent multipurpose hall is made from horizontally oriented wooden boards. The high stone base of the hall is the same as that of the accommodation part. It is anticipated that the accommodation part and the multipurpose hall will function almost independently.
The accommodation part has seven floors and offers space for 110 beds in four basic types of rooms. At the main entrance, at the ground level - 1st floor, there is a reception and access to the main vertical circulation in the building. From the reception hall, there is access to the rooms on this floor and to the café. Additionally, there is a small conference room and utility spaces, including a staff lounge and office.
Rooms on the 1st basement, 2nd floor, 3rd floor, and also the duplex rooms on the 4th and 5th floors are accessible via a central staircase with an elevator or an auxiliary side staircase. The main staircase connects all parts of the building, meaning the sports facility, restaurant, and accommodation area. Barrier-free access is ensured by the elevator.
The central part of the building is three stories high.
On the 1st basement level, there is a restaurant with facilities (toilets, kitchen - 250 meals) and a multipurpose hall.
In the lowest standard floor (2nd basement) in the layout of the accommodation part, a swimming pool with appropriate facilities has been designed. Furthermore, the 2nd basement also houses a sauna, gym, and a sports hall, which includes a universal sports area measuring 34.0 x 17.5 m, with an adjacent equipment room.
The multipurpose hall is also adapted for hosting conferences and social events.
