Residential building Casp 74

Residential building Casp 74
Address: Carrer de Casp 74, Barcelona, Spain
Completion:2009
Area:3966 m2

The concept of the apartment building derives from the Cerdà plan, an urban layout of Barcelona that is 150 years old. The building that fills the gap fits into this concept, but reflects contemporary access methods, especially in the expressive means of the façade's design, which is subject to the historical context of the location.
Traditional expressive elements such as balconies, shutters, cornices, and the color of individual elements are interpreted in the spirit of tradition, but with an emphasis on active and passive energy gains. Solar panels providing water heating are installed on the roof of the building. Together with the recuperative system and interior ventilation, they contribute to reducing the building's energy consumption. Shutters, ceramic elements, and aluminum window frames are recyclable. The roof is covered with EPDM sheets with a lightweight concrete finishing.
The building contains 27 apartments and two commercial spaces located on the main street. Two basement levels are utilized for underground garages with a capacity of 34 parking spaces for cars. The ground floor consists of 3 duplex apartments, each with its own garden situated in the inner courtyard. The typical floor contains 3 one-bedroom and 2 two-bedroom apartments. The top floor is occupied by 2 one-bedroom and 2 two-bedroom apartments. The street façade creates a dialogue between fixed panels made of ceramic strips set in metal frames and movable screens providing shading and intimacy. The concept is subject to strict regulations of the Eixample district.
