Residential Complex Na Drážkách

The addressed location is situated in the northeast part of the city of Plzeň. The character of the surrounding development is predominantly in the form of “block” development of family houses, with the exception of the historic square, where the houses of agricultural buildings are arranged in a radiating composition towards the central part of the square. The area is defined by the intersection of V Brance and Na Drážkách streets. The street on Drážkách is lined with a distinctive belt of mature greenery (hollow).
The intention is to sensitively incorporate new construction into the given space and to connect with the existing division of the area. The proposal is important to preserve, to the maximum possible extent, the quality of the existing greenery and to complement it with green corridors.
The main compositional axis of the addressed area is aligned parallel to the hollow and divides it longitudinally into two compositional units. An access road leading to the main public space of the locality is located along this axis. In the first compositional unit between the hollow and the communication axis, apartment buildings are arranged perpendicularly. In the second, there are duplex houses and row houses. These ensure a gradual integration of the new structure into the surrounding development. The communication axis provides for a connection to the development area. The main parking capacities are provided in the basement of the apartment buildings. Additional parking is distributed along the main axis of the area. It is important that the locality does not become a parking lot.
The new residential location includes a total of 65 residential units in 4 apartment buildings, 14 residential units in row houses, and 4 residential units in duplexes.
