LOCATION
The house is located in the old part of Letňany, where two-story apartment buildings and small terraced houses were built into the structure of individual family houses in the 1950s.

HOUSE BEFORE RECONSTRUCTION
The house was originally built as a self-help construction with an emphasis on minimal building material costs and maximum use of each of the 48 m2 of built-up area. The width of the house, including the structures, is 5.3m. From today’s perspective and according to current valid standards, such a project would not be realizable at all today. The original layout considered the economic use of the garden (350 m2 in size), accessed through the second entrance hall around the toilet and bathroom, and the only access to the garden from the ground floor was via a kitchen window; the only living room also served as the entrance to the house and faced the street.

BRIEF - SOLUTION
A clear priority during the reconstruction was to use the garden (now with mature trees) for living, making the most of what ground-floor living can offer - a direct transition and view from the room to the garden. The new extension is finished with a large two-part sliding window and a wooden deck. The size of the extension was adjusted to the mature Magnolia.
The internal layout was maximally opened up; only part of the wall by the staircase remained from the original partitions. Due to the lack of space, a long built-in wardrobe was designed along the load-bearing wall following the entrance axis, so that as soon as the doors are opened, you have a view straight through to the garden. Thus, the walls of the rooms can remain without furniture.
The floors are made of oak wood, with light white terrazzo tiles. The acoustic wall cladding, insulation of the eastern facade, and the ceiling in the living room are made of gray brushed Cembonit. The built-in furniture in the kitchen and bathroom is made of gray laminate, with glass gray mosaic tiles. The countertops and the original refurbished staircase share the same purplish color.
The area in front of the house next to the entrance was covered with stone chippings and new wooden and zinc steel fencing was installed.
During the reconstruction, functional building elements (windows, doors, wooden stairs, etc.) were preserved and repaired to the maximum extent; all technical installations and equipment are new. The materials used and technical solutions were designed with a focus on maximum effect (functionality) while adhering to a low, constrained budget.
Even a year after the completion of the building, the original utility garden was being transformed into a residential one. Apart from garden adjustments, a garden gazebo was assembled. The structure is bolted from galvanized steel parts, with posts supporting a three-meter console extending a meter in the opposite direction. The floor is made of boards, the back and ceiling of stained spruce boards, with translucent polycarbonate panels installed among the roof profiles. This solution allows for a covered area without additional supports, hence three sides of the gazebo remain fully open to the garden. The total built-up area is 24 m2.
