The plot on the southern slope of Strahov Hill with a suburban villa sufficiently set back from the main road was a characteristic feature of the site for creating a complex of luxury apartments. The design was conceived in such a way that the new parts of the residential complex were built on the sites of the original buildings (the garage and the caretaker's house at the entrance to the plot), or were placed so that they were hidden by the original buildings from important viewpoints (the new villa and the existing residential building). Frankly speaking, given the configuration of the land, there was no other option.
Minimizing the volume and area of the above-ground parts of the building is very important, given the nature of the buildings. Therefore, a scheme was chosen with a sufficiently capacious underground part integrating a significant portion of the facilities, such as garages and house technology. The basement will be used by both the new building and the reconstructed property. The centralization of access roads and their location below ground level allowed for a larger portion of the plot to be used for the garden.
The entire complex is divided into three basic parts. A new residential building connected to the underground garage structure with the original villa, and a house, originally conceived as the caretaker's apartment, with underground garages.
The complex connects to the original layout and communication scheme on the plot. Access to the plot and individual houses is provided by the reconstructed complex road, which runs along the eastern boundary of the plot to the level behind the existing building, where entrances to both residential buildings are proposed. This road serves for vehicle access to the garages as well as for pedestrians.
The houses are designed to minimize paved areas and, conversely, to emphasize green areas that are used as gardens for individual apartments. If an apartment does not have access to a garden, it is compensated by a terrace with a magnificent view of almost the entire city of Prague. The emphasis on maximizing green areas in the complex and the connection between the gardens' exteriors and the apartments' interiors became the main motif of the design.
