The new family house is designed in a modest elongated cubic shape oriented on the plot from north to south on the east side of the property. The setback distance of the family house from the neighboring family house on parcel No. 119 is 5.0 m. This family house is being constructed on the boundary of the plot and has no windows on the facade adjacent to the builder's plot No. 105/4. In terms of potential shading, the new family house does not negatively impact the neighboring family house. Access to the plot is maintained from the existing access road, but the entrance gate and entry gate have been shifted to better suit the concept of the new family house on the plot. Part of the intention of the new family house is a covered shelter for parking and the design of a new fence from the street. The existing street lamp will not be affected by the proposed intention.

The architectural concept of the facades is as modest as the shape of the building. The elongated building with a gable roof is designed with white facades, complemented by anthracite window fillings and metal cladding of the covered space at the entrance in a light gray shade. The terrain sloping down from the entrance toward the north is reflected in the lowered level of the living room (by 60 cm) and a two-level terrace oriented to the garden supplemented by a subtle steel pergola. In the garden, a gabion retaining wall with leveling stairs is proposed to provide access to the lower level of the garden.

The ceiling heights of the rooms on the ground floor are 2.4 m (spaces without living rooms) and 3.0 m in the living room. Above the kitchen and staircase, an open space is designed up to the ceiling height of the upper floor with a total height of 5.3 m. The ceiling height of the rooms on the upper floor is uniformly 2.5 m. The ceiling height of the vestibule and technical room opposite the main entrance to the house is designed to be a minimum of 2.25 m.

The family house has a layout of 5+kk. The main entrance to the house is designed from a vestibule created by separating the ground floor of the house from its technical part. The technical part contains storage space and a heating source. Behind the entrance is a hallway, from which a room/business space is accessible, leading further to a corridor from where access is provided first to a small area with a toilet and bathroom/laundry, then to a smaller storage space under the stairs. From there, there is access to the upper floor, and further to the kitchen and via leveling stairs to the lowered area with the living room. From the kitchen and living room, the terrace is accessible. On the upper floor, there is access from the staircase into a corridor, from which there is access to two rooms, a bathroom, and to the parents' bedroom part consisting of a dressing room, bedroom, and bathroom.
