A large plot of nearly 3000 m² is located in a quiet area on the eastern edge of the village of Koudelka near Holic. Access is from the northeast via a paved road belonging to the investor. The land gently slopes to the southeast towards the forest and to the southwest towards an orchard. At the boundary of the land, the slope becomes steeper, opening up valuable panoramic views. The investor's wish was to design a single-story house that maximally utilizes the favorable orientation of the plot and allows residents to perceive the surrounding landscape. The goal was to visually and functionally connect the internal spaces with the garden.
The house is placed at the northern corner of the plot upon arrival. The attractive southern part of the garden remains open. The originally planned positioning in parallel with the road was changed at the investor's request. The house was rotated 15° to the east, as future residents value the morning sun.
This single-generation house with a double garage is designed for the permanent residence of a married couple and occasional stays for their two teenage daughters. The L-shaped floor plan of the house consists of a private wing with bedrooms and facilities, and a social wing that includes a living area with a kitchen and dining table. Both wings form a right angle, creating a sheltered corner where a wooden terrace is placed, partially covered by a pergola. The terrace is oriented to the south. It has access from the social hall and all bedrooms. The rooms are connected to the terrace by large glazed areas that can be generously opened. To the north, the basic L-shaped floor plan is disrupted by an inset double garage, which is connected to the vestibule. There is space for two parking spots on the paved area in front of the garage.
The house was designed with a flat roof, which had to be changed at the request of the building authority to a gabled roof with an 8° slope, meeting local regulations. The flat roof remains accepted on the garage and the extending parts of the living area. In the part of the living area, above which is a shed roof, the raised ceiling follows the shape of the roof. The increase in the ceiling height allows valuable upper light to enter the kitchen and dining area. The house will be brick with insulation. The surface of the house will be finished with smooth plaster in a light color. The roofing of the shed roof will be titanium zinc. The flat roof areas will have gravel. The doors and windows will be aluminum, and the intermediate pillars will be coated with gray cement render.
