Family House in Louňovice

The house is built in Louňovice near Jevany, about 27 km from Prague, and is used for summer stays and, in favorable weather, also in winter. The plot has 1900 square fathoms with a very romantic location and a gentle slope. On the western side of the plot is an abandoned quarry, at the bottom of which is a fairly large pond. The house is situated so that the living room with terrace has southern and western sunlight with a view into the open space of the garden, onto the Jevany ponds and forests. The bedroom, dining room, and bathroom are on the eastern side. On the ground floor, there is an entrance from the lower part of the garden, a kitchen with a manual lift to the dining room, and a storage room. The open space under the protruding elevated ground floor serves as a shelter for a car.
On the elevated ground floor, with the main entrance from the street, there is a hallway with a wardrobe, washroom, and toilet, further a room, dining room with a living room, connected by a folding wall directly to the terrace and to the higher part of the garden.
On the upper floor, there is a parents' bedroom, with entrance from the passing space of the living room, further children's bedrooms, a balcony, and a bathroom. The windows are the full width of the rooms, simple, wooden with double glazing. The doors are plywood on both sides in wooden frames without insulation. The wardrobes are solid, bricked in. The floors in all rooms and the stairs are made of ksylo-lite. The living room with the dining room is heated by an American fireplace, and the bedrooms by American stoves. Central heating would be very expensive for a short winter stay. The heights of the rooms are minimal, on the ground floor 260 cm, on the elevated ground floor 230 cm with a spacious living room passage of 490 cm, in the bedrooms on the first floor 260 cm.
The building has a total of 770 m³ with the balcony and terrace and required a total cost including the installation of its own water supply and sewage of 180,000 CZK.
