Building I functions as a joint in the conceptual design of Vlněna – while the first phase of the conversion focused on the extension of Přízová Street and connecting to the plots towards Ponávka and Mlýnská Street, Building I clearly brings Vlněna to Dornych. It is a key structure that gains the function of a joint due to its concept, height, and mass. Here, the second and third phases of the Vlněna complex construction also converge.
At street level, Building I aims to appeal not only through its entrance to the Vlněna complex, but also through a protruding ground floor with commercial spaces that are intended to adjoin Dornych, which is set to transform into a future green boulevard. The new buildings of Vlněna simultaneously create inner spaces that predominantly have an urban character. However, in the third phase, a courtyard will emerge that is more natural, quieter, with a greater proportion of greenery, shade, and water surfaces. The complex also includes an open gallery that is gradually being filled with artistic works.
InteriorAt the level of the ground floor and first floor of Building I, the outer shell consists of a wooden construction, which enhances the character of these entrance spaces. The entrance hall is accompanied by figures of dancing pierrots, symbolizing the fragile balance of today's days. The motif of the pierrot is represented here using a unique method of relief concrete tiles, which form a striking interior cladding, complemented by "gallery" lighting with changing colors. Another dominant feature is the massive concrete staircase, also framed by relief walls with pierrots that leads us to the garden at the level of the first floor of the building.
The figure of the pierrot serves as a mirror of life – every day it balances on the edge and with a light gesture points to the changing boundary between good and evil, joy and sadness, love and hatred. The pierrot can be anything; its figure offers an inexhaustible number of poses.Noble materials such as Italian marble Grigio Carnico were used in the interior, connecting the entrance hall and elevator lobby on all floors. The marble floor is complemented by interesting spatial navigation, which is a combination of hand-painted artworks and a graphic orientation system. The lift portals are designed with finely detailed stone framing, while the ground floor features a grid raster ceiling repeated from the outdoor ceiling. The elevator lobbies are illuminated by delicate glass objects of wall lights.
TechnologyTechnologically, Building I is among the most modern office buildings in Europe; it has received a WELL Platinum certificate and aspires to BREEAM Outstanding and Wiredscore Platinum certifications. The smart office concept includes intelligent lighting that automatically adjusts to the presence of people in the room. The ventilation system adapts accordingly, including air quality control and intelligent systems for heating, cooling, recuperation, and humidity. Innovative solutions were also applied in water management design; for example, gray water is used for toilet flushing. All operational devices continuously monitor desired values and energy consumption, regulating themselves in automatic mode, or can be controlled from a central service workstation. The Brno Building I is now the first facility with a landing pad for drones, which are expected to deliver mail and packages here in the future.
ConsoleAn interesting detail of the exterior is the console with a ceiling resembling stainless steel, onto which graphics creating glossy surfaces are applied. The console is used to illuminate the ground floor and garden at the level of the first floor of the protruding ground floor, casting soft and warm light. The light reflects a graphic representation of the view into the furthest point of the universe, as we know it today.
