Apartment Buildings Krásnopolská

The apartment buildings are located on the border of two socio-ecotones. In a notable terrain depression between the residential houses on Krásnopolská street and the technological park adjacent to the VŠB campus. We believe that the apartment buildings serve as a nice transitional element. The zoning plan does not work with the concept of an ecotone, it only recognizes sharp boundaries. Thus, in the eyes of the affected binding and active "permitters," we become unwanted, tolerated, and only conditionally acceptable within the area of residential development. We maintain maximum building height and roof slopes in the attic, precise inter-building distances to the centimeter, maximum footprint of one object measured in square decimeters, and total built-up area in square meters...

Access to the site is from Krásnopolská street from the eastern side of the apartment buildings, where parking spaces are located, some covered underneath the buildings. The entrances to the buildings are from the northern side, with a tree planted in front of each entrance, and perhaps a bench will appear as well. The apartment buildings create a transition between the public space on the eastern side and the community space located one floor below on the western side. The community space is left for completion and shaping by the residents. Apartments with direct ground connections have front gardens.

The buildings consist of two three-story volumes with a single-pitched roof connected by a vertical communication core. They are oriented perpendicular to the contour line, and the volumes are staggered in height by one floor. This volumetric solution adapts in scale to the residential development while also locking together in distant perspective views to complement the volumes of the technological park objects.
Each building contains seven apartments, each with a terrace and distant views. The composition of the apartments is 2 x 2+kk, 1 x 3+kk, and 4 x 4+kk, with the apartments being single-level, while those in the attic are maisonette-style.

The buildings are founded on drilled piles and foundation mats. The vertical load-bearing structure combines a columnar reinforced concrete system with block ceramic wall construction. The construction with a load-bearing column in the middle of the layout allows for variability in the apartments; almost every apartment has undergone layout changes according to the individual needs of the owners. The attic structure is a wooden construction. The ceilings are monolithic reinforced concrete. The windows are plastic with external shading by blinds and glass railings. The terrace railings are steel and galvanized.
The heating of the apartments is water-based underfloor heating, with the source being a central gas boiler located in the boiler room, which also serves for central preparation of domestic hot water.
