Apartment Building - object "F"

The residential building "F" is part of a larger area, the organization and mass structure of which were verified by an urban study in 1996. The subject of the design is a building that should complement the already realized section along Pelzova Street, where the semi-open block "A" and one villa house have been built. The rear facade of the "Albert" shopping center is problematic. The very narrow plot allows (in regard to setbacks) a maximum width of the building of about 13.5 m.
These main inputs also lead to the proposal solution.
Object "F" creates, together with the already built block "A", the space of Pelzova Street. It is conceived as three point houses on a common base. The mass arrangement will allow better lighting and sunlight penetration into the street (compared to the originally proposed slab). By carving out the mass of two internal "courtyards," three masses of prisms were created on a common foundation (two end and one middle section). The building has four above-ground floors and one recessed floor. There is a basement in the outer western section. The building has flat roofs and walkable terraces. Longitudinal balconies are proposed at the ends of the outer sections. In the second above-ground floor, some apartments are expanded into terrace space, creating three-room apartments. The building features all apartment categories – from one-room to four-room apartments. Each apartment is equipped with a terrace or balcony. The recessed floor is enclosed by steel pergolas.
The proposed building simultaneously forms a mass transition between the Albert shopping center and the newly built block "A." The internal spaces between the three separate apartment sections will allow sunlight and lighting into the apartments in an east-west direction and particularly open distant views. A visual axis will be newly created towards the tower of the Evangelical church.
On the ground floor of the building, shops and services (from the north) are proposed, as well as entrances to individual garages (from the south), towards the loading ramp of the shopping center.
Along the supply communication, new trees are planted. A part of the city park is also included in the construction, located northeast of the building.
