LocationThe plot for the construction of the apartment building was defined by the southern edge of the unfinished square on December 13th, with a planned service road separating the newly created park next to the Renaissance chateau to the east, which was originally the first women's Cistercian monastery in Moravia. The area was clearly delineated by a flood protection wall along the Oslava River to the west and north.
The investor's brief was corrected by the city's management, whose priority was to complete the square in relation to previous construction while simultaneously building communication and parking for visitors to the castle park.
Concept and LayoutThe proposed L-shaped object continues the orthogonal structure defined by the dominant facade of the chateau and the adjacent park. Two buildings are constructed on the square, with the supermarket building closing the block formed by family terraced houses and turning to the west side of the park, just like the chateau facade. We have connected to this block. The irregular meander of the river naturally closes the private courtyard of the apartment building, under which parking is concealed.
The simple four-story bright mass of the building is interrupted by five cantilevered three-story blocks, which are rounded at the end, creating smooth transitions at the corners. The space between these pronounced projections is used from the square as entrances to individual retail units. The entrances are sheltered by balconies on the 2nd and 3rd floors. On the eastern side, the spaces between the projections are left for private gardens, which are elevated 70 cm above the surrounding terrain. The last floor retreats in regular modules towards the backbone of the object, and the apartments utilize the roof above the 3rd floor as a private terrace.
Facing the square, there are entrances to three commercial spaces and a dental office is located at the corner. Behind the rounded corner mass, the main entrance to the building is designed, connecting to the intersection of both communication directions and the elevator. On the eastern side of the building, there are 5 residential units, adjacent to spacious gardens, and near the entrance from the park, there is a mini-nursery. Towards the river, there is an entrance to a garage for 27 parking spaces, adjacent to cellars and technical facilities.
The three-tract between the park and the river allows for the placement of 12 apartments (9x 2KK, 3x 3KK – 49 to 86 m² of gross floor area). In the part oriented south towards the square, there are 8 apartments (1x1+1, 4x 2KK, 3x 3KK – 45 to 90 m² of gross floor area). To the north, there is only a hallway and storage rooms. The 4th floor represents an above-standard quality of apartments with spacious terraces and beautiful views of the surroundings. The apartments are predominantly 3KK (10x and 2x 2KK).
The artistic solution is based on the shape of the object, which is itself a striking architectural element. The lapidary four-story mass in the shape of the letter L is divided by alternating cutouts and projections of individual blocks, between which balconies and loggias are placed. Thanks to these elements, the horizontal of the object is disrupted, and the building is rhythmically structured and proportionately divided according to the surroundings. Given the economic requirements, a classic facade solution was chosen: white plaster with a contrasting darker shade, and an important element was the delineation of greenery on trellises made of lightweight steel mesh.
