This is the first stage of the development of the former paper mill site in Pilsen and its conversion into a residential district with facilities in historical buildings. The complex consists of five apartment buildings on a common underground parking lot forming a semi-closed rectangular block. This block is rotated relative to the grid of the future development to follow the bend of the Radbuza River.
The plan is based on a study for this area by the architectural office Architekt s.r.o. The project was adjusted to the needs of the investor while maintaining the volume and footprint. Not only the composition of the apartments was changed, but also the overall appearance of the facades and parking solution were redesigned. It is situated just in one underground floor and only under the buildings, allowing for the trees to be planted in the courtyards where the entrances to the apartment buildings are located. The courtyards were designed by the landscape studio Terra Florida. The visual aim was to unify all the objects into a single block and to simplify the principles of the facades. This was achieved by using different materials from the outside and inside of the block. While the outer perimeter is surrounded by a continuous balcony with alternately placed openings, the inner facades are covered with wood.
The building is designed as a brick structure with concrete ceilings. The perimeter walls are in gray plaster with anthracite windows, the continuous balconies are made of concrete precasts. The fronts of the outer balconies are made of a steel structure covered with white HPL boards with minimal joint cutting. The railings of the inner balconies are made of a similar steel structure covered with wooden battens.
