In the quiet, wooded area of Cemjata, known for its spa history, a new social services home has been established in response to the need for dignified, safe, and functional housing for seniors. It replaces the technically and operationally inadequate Bona Via facility, whose reconstruction ultimately proved unfeasible. The new building, situated within the premises of the City of Prešov Senior Facility, reflects not only current care standards but also the historical and natural context of the location.

Context and Assignment
The original building accommodated only eight clients and did not allow for expansion or comfortable stay. The new senior residence is being developed as a single-story longitudinal building with a capacity of 40 clients, divided into double rooms. The layout respects the investor's simple yet functional assignment: emphasis on accessibility, hygiene, social spaces, and service facilities – all situated in a single-story building that maintains the scale and character of the environment.
The plot, originally designated as an orchard, is gaining a new community significance. The building is accessible from both the north and south of the premises, with the spatial solution considering not only the natural aspects but also the existing communication links within the facility.

Architecture and Layout
The proposed building follows the architecture of the original pavilions – simple volumes, hipped roofs, and a composition that naturally blends into the surroundings. The longitudinal layout is based on a tripartite structure with a central connecting corridor that links the accommodation on the eastern and western sides with the central social area – dining room, reception, food distribution area, and staff room. The northern part houses service facilities: isolation room, room for the deceased, storage, dressing rooms, and hygiene facilities.
The building has a footprint of 881 m² and also includes a partially utilized attic with an air conditioning machine room and storage for seasonal items. The entrance lobby, covered by a roof, reflects the historical pedestrian route to the nearby mineral spring – a symbolic reference to Cemjata's spa past.

Materials and Details
The material composition is based on simplicity and functionality. A prominent element is the metal roof with a patterned design that visually alludes to the historic gazebo of the mineral spring. This motif is also repeated on the front facade in the form of a column structure that creates an overhang at the entrance. The disciplined expression is supported by hidden gutters and subdued colors.
The covering of the social terrace with a glass pergola and wooden terraces around the building allow seniors to spend time outdoors even in less favorable weather. Although not all details could be implemented – such as French windows or benches between them – the community raised beds made from old bricks from the original building have become a valuable part of the design.

Interior and Technologies
Although a separate interior design was not conducted, visual and material character considerations for the interior were made during the construction phase of the project. Vinyl floors and wall coverings that are easy to maintain and durable have been used. A unified color scheme and acoustic ceilings in the communal areas create an environment that emphasizes comfort and spatial orientation.
Technically, the building is equipped with gas heating in combination with air recuperation and cleaning, which ensures not only thermal comfort but also energy savings. Rainwater from the retention tank is used for watering the exterior, including community gardens.
The construction of fencing and planting of new greenery are currently in progress, closing the transformation of the former orchard into a new public care space.
The senior home in Cemjata is a functional building with an effort to sensitively integrate social architecture into the landscape.
