Interpolis Office Center is an example of a comprehensive transformation of an administrative building from the late socialist era into a modern business center. The original administrative building, which is now structurally and technically inadequate, was built in the 1980s, with construction taking over ten years.
The original structure consisted of a three-story base connected to the neighboring water company building and a tower-like administrative section with a central communication core. It is located at Partizánska cesta no. 3, in the broader city center, in an area called Sídlisko. The reconstruction of the original building was extensive, and practically only its reinforced concrete structural essence remained available for further use from the original building. In connection with the fact that even during construction under socialism, a decision was made to add four more floors to the tower section, the original building suffered from certain static problems that needed to be resolved during the transformation. The original economical system of slab-free ceilings combining prefabricated columns with steel caps and monolithic ceilings is now seen as significantly problematic due to the quality of construction practices at that time. In the framework of the new technical solution, we had to deal with its great inaccuracy. There were also other necessary adjustments related to the statics, strengthening of load-bearing structures allowing for the realization of modern, energy-efficient façades and also a general increase in the load capacity of the ceilings in the original part of the building by removing concrete screeds that unnecessarily burdened the structure.
The business center includes, in addition to the original building, a new three-story annex and a separate parking garage. The building contains administrative as well as multifunctional spaces at the ground level. In terms of operation, the administrative spaces are divided according to the requirements of future tenants. There is a structure created in the form of large open-plan offices, smaller standard offices, or a combination of these principles. The existing tower retained the system of central communication core. The core is surrounded by office spaces connected to the large east and west fully glazed façades. The base of the tower functions similarly, also connected to the vertical communication core. The new three-story annex is connected to the building from the neighboring vacant lot, coming from the west. It primarily contains office and registration spaces, necessary sanitary facilities, and an internal communication atrium with stairs and upper lighting. The building's fire safety system has been complemented by an external escape staircase located on the north façade of the annex, between the administrative building and the new parking garage. The main entrance to the building remains in the same position as it was originally. It has been supplemented by an entrance from the north side of the building ensuring access to the parking garage. The parking garage is located hidden behind the building when viewed from the street, and its height does not exceed the height level of the base of the administrative building. The structural reinforced concrete essence of the parking garage is visibly acknowledged in its entirety. Its façades lack a standard closed envelope, with full concrete parts constructed in locations specified by the fire safety project of the building. Most façades of the parking garage will be supplemented with climbing greenery growing from the surrounding exterior green spaces. The entrances are at the ground level on the west façade of the parking garage, and also from the west, there is an entrance from the Road to the Hospital, which provides access to the roof level of the parking garage.
The building has received a new energy-efficient envelope and a modern, automatically controlled energy and microclimate concept in energy class A1. The expression of the building's exterior significantly reflects its functional content in the form of a strict mathematical grid of façades. The surroundings of the building are landscaped with park improvements, shrubs, and mature greenery, with the existing nearly one-hundred-year-old maple tree in front of its main entrance remaining an important part of it.
