The area is designed from an urbanistic point of view as an urban residential structure that suitably complements the spatial composition and character of the surrounding buildings. This creates a compositional intermediary that engages in a dialogue with the surrounding architecture. The volumes of the new buildings are designed as spatial elements that create urban space with a clear definition of the streets. From the perspective of automotive traffic, it is a closed area connected to pedestrian connecting paths. A total of 58 family houses, a squash facility, an administrative building, and a club building have been constructed on the site. Each individual building has its own architectural appearance, which, however, is based on the fundamental morphology established by the architect at the beginning of the design work. The combination of row houses with solitary houses and duplexes creates spatial diversity in the individual parts of the developed area. This is further supported by the mass diversity and material treatment of the façades of the individual buildings. Public spaces in the area are used for planting greenery or as areas for spending leisure time. It is also important that the area is directly connected to the adjacent forest park. For reasons of protection against excessive noise, the entire area is shielded from busy traffic by an earth mound.
