The addressed area of the new apartment building is located between Kociánka, Jarmila Kurandová, and Menšíkova streets in the cadastral area of Sadová in Brno. On the south, east, and north sides, the land is surrounded by newly constructed residential buildings. On the west side, the land borders Kociánka street.
The plot is situated by a bus stop in the center of a newly developing residential area without any public amenities. Therefore, the ground floor of the building is designed for shops and services, primarily for a smaller full-range store – a "corner shop." The next two floors are designated for 15 small apartments. The eastern and western facades on the first floor are set back, creating space for the apartments' terraces. The second floor is only above part of the first floor, and the roof is thus partially utilized for the southern terraces of the apartments, partially shaded by pergolas. The living rooms of the apartments are mainly oriented to the east and west, while the technical facilities, staircases, and corridors are located on the northern side of the building. The garages with a capacity of 32 spaces are situated in the underground part of the building.
