The residential complex Krčská zahrada contains 30 premium apartment units in a closed area with a private garden, where mature trees have been preserved, and its main advantage is a unique location within walking distance of the Kačerov metro station, ensuring transportation accessibility. The design emphasized the maximum possible preservation and protection of the mature trees located on the construction site.
Given the surrounding disordered urban structure, three separate above-ground buildings were proposed, designed to correspond in scale to the nearest buildings on adjacent plots and rotated relative to each other to maximally respect the surrounding construction. The goal was to maximize the distance between the facades of the individual buildings and the surrounding apartment houses while allowing for views through the area in a north-south direction between the proposed structures. The above-ground volumes are placed on a common base of an underground level, which houses shared underground garages; above the surface, however, the buildings appear independent and create the impression of small volumes dispersed within the greenery—in the garden.
The fundamental idea of the design was the maximum possible preservation and supplementation of the existing greenery and its use to create a favorable environment for the future residents of the proposed building. The goal was to create an impression of a protected autonomous environment of a maintained garden with mature trees, featuring generous outdoor spaces inviting residents to meet. The design of the material solution for the facades is adapted to the natural character of the land, utilizing wooden elements and other materials primarily in their basic—natural—form.
The above-ground parts of the buildings are similar in scale and size but differ in details as three distinct masses, each clearly oriented concerning the sun and the slope of the land. This orientation is expressed by the combined continuous balconies on the southern facades. The proposed layout includes two higher-category apartment units with larger living areas on each floor of each mass.
