The investor's requirement was to design a family house with regard to a predetermined approximate requirement for m² of usable area for the main functions, all while considering the geomorphological conditions.
Key to the design was the placement of the building on the plot - especially given the fact that the terrain slopes (over a total length of about 34 m in the transverse direction, this amounts to approximately 1.8 m). The shape of the house and its location were influenced by existing conditions and the surrounding environment. The orientation of the house takes into account the cardinal directions, the morphology of the plot, as well as the building program - the client's requirements.
The basic concept and idea of the house is to remove the living space from the interior of the house and place it "outside" the house to the south - into the garden. The living area -
the heart of the house - is thus open and detached from the surrounding remaining disposition, forming a separate object (poetically speaking: the heart in the palm). A solution was found that allows for the creation of a southwest garden area that receives light all day long; access to the plot and entrance to the house is from the north, and the outdoor living terrace is situated "behind the house," shielded from the road by the back wing; the living area oriented south into the garden is bright throughout the day, receiving sunlight from the east, south, and west. The above, along with the fact that the terrain descends from north to south, creates an external unconventional architectural form for the house.
Regarding the placement of the house on the plot and its height division, it is positioned precisely in the upper northern part of the parcel to create as large a southern garden as possible. The entire house is stepped in height - as the plot descends in its transverse axis, it is divided by one meter. This division then creates a specific interior for the house and allows for its natural placement on the parcel. The division is reflected in the living area and the hall on the ground floor.
The distance of the building from the surrounding plots is now designed to be 2 m from the future extension of the road and 3.5 m from the eastern boundary; to the west, the house is adjacent to a covered garage structure belonging to the neighboring plot, which also has a double garage here.
The house is two stories with a flat roof at its rear - northern wing. The volume above the living area has a sloping - hipped roof. The house is not basement.
On the first floor, a vestibule, hall, external covered pergola for two car garage parking, bathroom with toilet, technical room - storage space for sports and gardening equipment, guest room, study, pool, dressing room, and garden tools room are designed, as well as the main living area consisting of a dining room, kitchen, and living room. From this (as well as from the pool), there is access to a covered outdoor terrace, which is at both the eastern and western sides of the building. The living space, apart from connecting to the kitchen and dining nook, also includes a fireplace structure.
The upper floor contains two children's bedrooms, a children's bathroom, and a parent's bedroom with an adjoining dressing room and its own bathroom. Both children's bedrooms and the parent's bedroom are again oriented south towards the garden.
The roofing of the eastern terrace is achieved through a retractable outdoor awning. The western terrace is not covered.
On both sides - east and west - external stairs are designed for parents and children separately, allowing independent access to the upper floor from outside without having to go through the hall of the house.
From the parent's bedroom - as well as from the children's rooms - an outdoor "balcony" leads to the outdoor terrace, which is formed by the flat roof area above the living space that is removed from the house's layout, with the floor and railing made of safety tempered glass, architecturally connecting to the covering of the eastern terrace.
Structurally, the house is brick, with ceilings made of poured reinforced concrete slabs. The internal staircase is made of concrete, covered with wood, and is lit from above through the hall on the upper floor, allowing light to fall down to the ground floor. The roof covering of the sloped part - above the living area - consists of hard interlocking roofing material from Cembrit. The roofing of the flat part is covered with a membrane. The façade of the rear wing is designed as a cladding with stone strips directly glued to the façade.
