The new building complements the existing continuous development of terraced houses on Jirásková Street in Dolní Kounice. The uniqueness of the location is due to the proximity of a stream – a ditch – where water flows only part of the year, interrupting the connection to the building from the western side. There used to be a single-storey house with a vaulted cellar on the site. The house was removed, the cellar was preserved, and a new building was constructed above it.
The new building respects the building line of the existing development and the originally demolished structure. Compared to it, it is shorter by 2.5 m (up to 3.5 m in the garden area).
The design takes into account the character of the surrounding development; the building echoes this with the sloping part of the roof and the overall scale of the mass. The roof height adjusts both at the eaves and the ridge of the roof. In the middle of the building towards the watercourse, the slope of the roof ends, and the building is finished with a corner featuring a flat roof. This architectural element defines the beginning of the block of buildings.
The house is two-storey, partially covered with a flat roof and partially with a gabled roof with the ridge oriented parallel to the road axis.
The entrance to the house is through a vestibule. It leads to the entrance corridor, from which you enter the main living space, which is open and connects the kitchen, dining room, and living room. Behind the vestibule is a technical room and a toilet. From the main living space on the ground floor, there is access to the garden. The second floor is accessed by a winding staircase that is placed between the kitchen and the living area of the ground floor. From the corridor, there are three bedrooms and a bathroom.
The main load-bearing structure of the building is timber-framed. For reasons of fire safety and context, the wood is not visibly applied to the facade of the building.
The facade is made of white fine-grained silicate plaster. The windows and doors are gray.
Around the building, there is fencing made of galvanized mesh attached to steel posts.
