Urban planning solutionThe extensive plot is located in the northern part of the village of Svinošice, at the foot of Dubový Hill, characterized by sparse development of family houses and cottages gradually transitioning into a forest. On the long sloping land with a southeast orientation, two family houses were built simultaneously:
house (01) for the daughter and her family consisting of three cubic masses of different heights and colors, which is placed in the upper part of the plot, adjacent to the local road, and the parents' house (02) positioned in the middle of the plot, which is accessible via a driveway descending along the fence.
Architectural and layout solutionFamily house 02 is a representative residence that allows for gatherings of extended family, friends, and business partners. The two-story, partially basement house 7+1 with an integrated double garage takes advantage of the natural slope of the terrain; the internal spaces are arranged with regard to the views of the landscape and the privacy of its inhabitants. The entrance floor features a generous social zone: a spacious entrance hall with overhead lighting defined by a curved wall and staircase leading into the main living area complemented by a dining room and kitchen; the rooms are oriented to the southeast, with access to the terrace and down to the garden. On the opposite side are the guest room, study, technical facilities, and staff area. The upper floor is a purely private zone, comprising two bedrooms with separate bathrooms and a dressing room, complemented by terraces. The basement is visible from the garden, where the slope allows for the creation of a terrace with direct access to the ground; it houses a gentlemen's club with a billiard table and fireplace, relaxation areas with an indoor pool, sauna, and hot tub, as well as the technical facilities of the house. The relaxation area connects to the outdoor pool.
Structural and material solutionThe building is based on foundation strips made of plain concrete, with the foundation line on the natural terrain in several levels. The vertical load-bearing structures are brick with a thickness of 440 mm for the outer walls, and 300 and 240 mm for the internal load-bearing structures; the lintels in the load-bearing masonry are either part of the ceiling slabs or ceramic system ones. The internal partition walls are also made from ceramic blocks, with system lintels. The ceiling structures above the basement and ground floor are made as a monolithic reinforced concrete slab, while the ceiling structure of the second floor consists of glued wooden beams. The internal staircase is a single-winded, curved structure made of reinforced concrete with overlaid steps. The outdoor staircase connecting the terrace on the first floor and the surrounding outdoor pool is a single-winded, straight, reinforced concrete structure. On the northern side of the building, there is a ramp leading to the basement, which follows the curvature of the facade. Windows and doors in the outer shell are wooden, glazed with insulating double glazing. The facade of the building is made of mineral plaster.
