Basic Information About the BuildingThe building in question is a two-storey, single-family, standalone house with a built-up area of 242.2 m². The usable area of the house, excluding terraces, is 221.6 m². The enclosed space measures 1172.3 m³. The location of the building is in a quiet part of Zlín, about six minutes by car to the city center. The plot is southwest-facing with a western slope and offers a beautiful view of both the valley and the opposite slopes. This fact determines the position of the house.
Concept of the HouseOpen-mindedness of the client, fascination with the view, and maximum efficiency in space utilization. These starting aspects gave rise to an elegant concept of the house with a framed loggia overlooking the valley. A significant elemental mass of the building is the imaginary frame attached at the upper edge of the slope, delineating two levels of space - public and private. This arrangement, with the house placed at the back of the plot, allows for a unique opportunity to open the building to the garden with a view into the valley of Zlín. The private part of the plot is not defined by the house itself but by the height difference in the terrain between the street and the garden and, in combination with the planted greenery, provides a sufficient sense of privacy. The basement of the house dynamically opens to the street with a widening notch in the terrain, featuring an entrance and a driveway.
Floor Plan DesignThe main entrance and garage access in the basement of the house are at street level. Behind the entrance is a vestibule, which provides access to a spacious wardrobe and the garage. The basement also contains a technical room and a storage area.
The staircase space is illuminated by a large window facing the garden, and the long wall opposite the staircase can serve as a home gallery, which can be separated from the private part of the house with two children's rooms, a spacious bathroom, and a wardrobe using sliding doors. From the staircase space, there is direct access to a study/guest room and a toilet.
The main living area of the house includes a living room and a kitchen with a dining area. At the entrance to the large living room is the room's centerpiece - a fireplace wall clad in horizontally laid split slate. The kitchen space is separated from the living area by a standalone bookshelf. The kitchen is designed as a double-sided layout, with a large work surface within an island, which also provides seating space from the dining area. The white surface of the kitchen cabinets is complemented by white cladding on the back wall of the living area, which conceals doors leading to the pantry and further into the bedroom area. Upon entering, there is a bathroom, whose volume defines the passage further into the bedroom. The bedroom also provides access to a large wardrobe.
The house's layout is designed as a combination of a three-section and a single-section arrangement, is clear and simple, emphasizing maximum efficiency in space utilization and its compositional quality.
All living rooms in the house are oriented southwest and have direct access to a continuous loggia that extends the usable area of the rooms with a pleasant outdoor space for sitting.
Outdoor Spaces and Garden ArrangementsThe forecourt of the house, which is carved into the terrain, is one of the striking elements of the design. Its funnel shape welcomes the user and draws them inside. The notch is lined with large-format concrete panels. Retaining walls made of the same panels define this space.
