The main motive of the house is a glazed screen soaring above the valley, providing the house's users with a unique view of Brno from all major living rooms and the bathroom. Upon arrival from the street, the concept of two masses is clearly readable - a dark ground floor and a light upper floor and basement of the house, which intertwine and interpenetrate each other.
Description of the plot and the houseThe construction site is located in Brno - Komín. The rectangular plot on the southern slope, with a magnificent view of the entire Komín and Svratka Valley, is situated between modern villa constructions to the east and a forest and gardens to the west.
The plot is conceptually divided into four parts - an entrance courtyard, the house, a terrace, and a garden. The proposed three-story villa is placed in the upper half of the plot so that the entrance, parking, and the main social floor are accessible from the level of the driveway to the plot. The upper floor is private and quiet. The lower - wellness floor is set below the terrain from the entrance; however, it directly communicates with the spacious terrace with an outdoor pool towards the garden. In the lower part of the plot - the garden - a traditional vineyard with seating was designed.
A fundamental element of the interior design of the house is the staircase hall with a monolithic spiral staircase, which forms the vertical communication axis of the house and at the same time illuminates the interior thanks to its western glazed wall. Another element is the main living space, which includes a dining room connected to the kitchen and a raised living room. Here, a travertine-lined fireplace is located, above which runs a gallery with a library. From the living room, a generous loggia is accessible - the interior of the screen, which is further connected to the outdoor terrace by a monumental terrain staircase.
The interior is designed according to the investor's requirements in a modern minimalist spirit with maximum simplicity of the utilized elements and the number of materials. Only white and dark gray colors are used, while the travertine cladding of the fireplace and bathrooms forms an accent that complements them.
Technological solutionThe house was designed as a brick construction combined with monolithic elements. The ceiling structures are made of reinforced concrete slabs. The roof is designed as a single-layer foil, with the visible part of the garage roof being a green extensive type. The facade is executed in a contact thermal insulation system, and the window openings and entrance doors are in an aluminum system with an exclusive structured surface finish and glazed with insulating triple glass. The same applies to the glazed walls and the lift-slide portals contained within them, allowing maximum connection with the exterior. Interior doors are installed as flush doors, with frames aligned with the wall and extending to the full height of the rooms. Throughout the house, underfloor heating is installed, with a ground-water heat pump serving as the heat source, featuring a deep borehole. This also serves as a source of cooling for the ceilings during the summer period. The regulation of heating and cooling systems is designed to be straightforward, making it easy to operate and user-friendly, with minimal need for maintenance.
