Justification for the chosen overall solution for the building's location in the area

The sports hall is situated on a designated plot in the village of Modřice, in connection with the existing part of the Sokolovna building, which we preserve and utilize for operational reasons due to historical continuity and economic factors. The proposed hall's location also maintains a distance from the western facade of ZŠ Benešova, thereby eliminating shading in individual classrooms. The connection between the sports hall and the mentioned ZŠ is through a "glazed neck" at the level of the second floor, allowing visibility and barrier-free access to the outdoor sports facilities from the ground level. The first floor is placed at the building line defined by the Sokolovna and ZŠ Benešova. The second floor protrudes cantilevered at the level of buildings No. 275, 279, etc. The length of the street facade of the new building is approximately the same as that of the preserved facades of the Sokolovna (restaurant) and the school. It thus complements the rhythm of the southern side of Benešova street with a larger scale of street facades compared to the smaller scale of family homes in the northern street front. The design of the sports hall allows for a view from Benešova street through the entrance areas into the hall itself and to the outdoor sports facilities located behind the sports hall. The slope of the terrain behind the sports hall on the southern side allows for its use as a natural grandstand for the outdoor sports facilities, while the opposite slope allows natural lighting for the underground pool.
The space around the proposed building includes 2 existing clay courts, a new training clay pitch, and a new multipurpose sports field with an artificial surface for ball games, accessible to residents near the back of the existing court. Furthermore, a newly designed wooden terrace under existing trees for the outdoor restaurant, as well as a terrace between the school building and the new sports hall in connection with the entrance foyer.

Justification for the chosen comprehensive architectural solution of the building

The overall design includes a multipurpose sports hall with facilities, the existing historical building of the Sokolovna, and modifications to the adjacent outdoor areas.

The multipurpose sports hall consists of a single-storey hall partially embedded in the terrain, with a playing area size of 45 x 24 m and the possibility of dividing it into 3 separate courts. The clear height of the hall is 9.5 m, with a structure that allows for potential increase to 11 m. The hall includes a telescopic grandstand for approximately 200 spectators. The stage is designed to be detachable with a storage area (room No. 012) for it. Additionally, the multipurpose sports hall features a pool hall embedded in the terrain and positioned next to the existing ZŠ Benešova to reduce shading in classrooms, along with a three-storey part, where technical facilities of the building, a gym with its own reception service, can be found on the first basement level, but it can also be used by visitors to the pool hall and the main playing area. Natural ventilation and lighting in the gym are provided through so-called English courtyards covered with walkable grids. The pool hall allows for the use of the outdoor area of the modified terrain on the southern side and is illuminated by roof skylights. Pool technology will be located in the area around the pool basin in the transitional second basement level.
On the first floor, there is an entrance foyer with a reception and changing rooms. This space also serves as an informal reading room (with chairs that have storage space for books) and as a display area for trophies. It can also be connected - extended to the exterior, specifically to the terrace on the roof of the pool hall.
On the second floor, there is a small mirrored studio with facilities and a shared club space, which, due to its dimensions of 10 x 5 m, can also be utilized as a small exercise room using the changing rooms of the mirrored studio. By dividing the storage area, a smaller kitchenette can also be created, directly connected to the shared club space. The second floor has a direct connection with the ZŠ Benešova building via the so-called "neck." Nearby in the ZŠ building, there is a cabinet for teachers. Each floor has independent sanitary facilities and a cleaning room.
For spatial and financial reasons, we have abandoned the incorporation of the lower-priority request, specifically the proposal for a bowling alley, of which Modřice has a local abundance.

The individual floors are operationally and visually connected by galleries. The flat roof of the hall is planned to accommodate solar collectors and recuperation technology. The facade, with its horizontal division, relates to the cornices of the Sokolovna building and is made of traditional materials - white plaster, in combination with aluminum windows in a gray hue and outdoor aluminum blinds also in gray.

In the existing historical part of the Sokolovna, there are restaurant and accommodation facilities. The proposal includes reconstruction of the building and the adjoining spaces. The restaurant space itself is located on the first floor, barrier-free connected to the foyer of the proposed multipurpose sports hall and to the outdoor seating area. This floor also contains an entrance for employees, an operational office, storage rooms, and a staircase leading to the first basement level, where the staff facilities, storerooms, and a full kitchen are located, from which prepared meals are transported via a service elevator to the aforementioned restaurant space. On the second floor, there are rooms for guests and their own sanitary facilities. The total capacity amounts to 46 beds. For operational reasons, to prevent traffic crossings, a right-hand staircase is proposed in the place of the existing staircase. The reconstruction of the original building is designed to allow for operations independently of the venue of the hall itself.

The proposal also includes solutions for the surrounding outdoor spaces, specifically the placement of a new training clay pitch and a new multipurpose sports field with an artificial surface at the back court, adjustments to the corner for the main outdoor court's facilities, modifications and construction of access areas and sidewalks, the actual parking solutions (the number of which is detailed further in this report), and the adjustment of the restaurant's garden. This consists of a wooden reinforced area with square openings, following the location of mature trees, which we preserve in the design. An area designated for a children's play area is allocated in the central part of the garden - solid ground.

The traffic connection to the building is arranged through a passage on Sokolská street. Here, 2 parking spaces are also allocated for buses on the existing solid surface without the need for further modifications. Parking spaces for personal cars are arranged longitudinally on permeable paving. If the width of the road does not allow for two-way traffic and longitudinal parking at the same time, a design of passing areas is proposed, which will be utilized by vehicles arriving at the hall to prevent the accumulation of vehicles in front of the hall space. The remaining parking spaces are located in close proximity to the hall - including one space for individuals with reduced mobility and orientation abilities. Two additional spaces are located next to the main entrance to the building. The height difference of the terrain is resolved using ramps with rest areas between the pool and the school. Parking for ambulances and 3 mobile vans is also resolved on permeable paving along the western facade of the hall building with access from Benešova street. We anticipate that vehicles will only park here during larger sporting events. The use of public parking spaces on the sloped area along the southern facade of the hall is also expected to take place only during larger sports events. The slope is used as a natural grandstand for outdoor sports facilities.

Emphasis on some specific parts of the chosen solution (e.g., construction, materials, technologies)


The sports hall is designed in a reinforced concrete prefabricated structure, while the other parts are monolithic reinforced concrete combined with steel columns and masonry structures.
The necessary energy for operation will be obtained from solar collectors, recuperation, and possibly from heat pumps. The space for the necessary technologies is in the first basement level and on the roof of the hall itself. Collector placement is only planned on the roof of the hall, to be visually shielded from Benešova street.
As a capital-costlier alternative, a steel supporting structure clad with sheet metal sandwich panels could be considered. However, a "metal shed" would not correspond to the preamble of the competition brief.
