"We want to have the building completed by the end of the year and for the next half a year, we want to make adjustments and details, fine-tuning them with future tenants. We will try to accommodate their requests," Jiran said. The building will offer over 900 m² of space for smaller shops and services on the first floor and 7000 m² of space for offices. The top floor will have studios. Next to the main building, there will also be a parking garage with 150 spaces. The investor wanted to build a hotel six years ago, but the economic crisis and the situation in the Brno market ultimately forced him to revise the project. However, the office market in Brno is also very competitive. According to the Regional Research Forum, last year one-fifth of offices in Brno were vacant, which is 94,700 m². "Of course, price is key for customers. But we have experience with the Trinity building, which is 100% occupied," Jiran mentioned the building located on the other side of Vaňkovka. According to Jiran, next to price, the working environment is important for tenants. "There will be greenery on the roof for relaxation, and in the interiors, we are trying to use the latest technologies for air purification and heating," Jiran said, admitting that in a highly competitive environment, everyone has to try to offer something extra alongside the price. Dorn is another building that revitalizes the area between the train and bus stations, which was still desolate 15 years ago and had many ruins. The city also plans to relocate the tram line from Dornych to Plotní in the coming years.
