Brno - The new website "Domek polopatě" will completely guide the construction of a family house, helping people understand what needs to be arranged and which authorities to communicate with. The website is backed by the public defender of rights Anna Šabatová, who introduced it at a press conference today. Issues and questions related to construction are the second most common area that the ombudsperson deals with.
"Since last year, a new amendment to the Building Act has been in effect, under which a family house can be built based on a simplified permit. However, there are many steps that must be completed before and after the notification itself. Our website will help people navigate all that needs to be arranged," stated Šabatová.
Visitors to the site will find individual topics organized chronologically according to when they will need to be addressed during the construction of the house. Each topic highlights key points and advice that should be kept in mind or which can simplify the entire process. It emphasizes which authority needs to be dealt with for a specific issue, what the deadlines of the authority are for processing the matter, and what to do if the authority refuses something. People can also find the necessary applications and documents on the website, so they don't have to search for them elsewhere.
The site also provides advice on what to do in case something goes wrong. The page will advise whom to contact and to whom to appeal. It also describes situations in which people can turn directly to the ombudsperson. At the same time, it shows specific solutions reached by the ombudsperson's office in similar cases in the past. "If people believe they find themselves in a similar situation, they can fill out a form with one click and send it to the lawyers of the ombudsperson," said the coordinator of the website, Anna Bromová.
The construction sector is the second most common area, after the social area, that occupies the ombudsperson. Annually, it receives several hundred inputs on this topic. People often point out issues such as delays at authorities and the resulting unreasonable prolongation of proceedings. Another common area involves unauthorized constructions, such as fences, gazebos, and parking spaces, where due to the complexity of legal regulations, people often do not realize that their project requires a permit from the building authority.
