Plzeň – The design and construction consulting office Obermeyer Helika successfully completed its role as the general designer for the reconstruction of part of the former Plzeň brewery Světovar. The TechTower Technology Park, which has been built here, opened on February 1, 2023, to those interested in innovative entrepreneurship and offers unique spaces for technology enthusiasts, both starting and experienced entrepreneurs.

TechTower is among the most modern technology parks in the Czech Republic. It was created by transforming a cultural heritage site – the former Czech brewery Světovar. The main building is designed as a complex of rentable offices, prototype, testing, exhibition, and lecture spaces, meeting rooms, and ancillary areas for employees and operational technicians. TechTower aims to attract companies engaged in areas such as drone development and production, as well as the development of software applications related to their practical use, to Plzeň.

The city of Plzeň received funding for the reconstruction of the site from EU funds through the Ministry of Industry and Trade from the Operational Program Entrepreneurship and Innovation for Competitiveness, Infrastructure Services – ITI (Integrated Territorial Investments) Plzeň, and through the ITI tool (Integrated Territorial Investments) Plzeň Metropolitan Area, amounting to CZK 181 million.

For the project of reconstructing part of the cultural heritage site of the former Czech brewery Světovar in Plzeň, Obermeyer Helika ensured the development of documentation for the building permit for the modifications of the original brewery’s administrative villa, documentation for the change of construction before the completion of the reconstruction of the main building, so-called lager cellars, and for the entire plan including the ground floor, as well as the documentation for the execution of construction including all engineering activities. The office also provided author supervision during the construction. In preparing the project documentation, Obermeyer Helika drew from the architectural study authored by Akad. arch. Milan Varvařovský and MgA. Tereza Vojtěšková from Vojtěšek architects, who are also the authors of the interior study and execution documentation.

The reconstruction primarily involved two historical buildings: the lager cellars with a 32-meter water tower and the former administrative villa. A key factor in the reconstruction of the buildings was the fact that during the original construction of the entire complex, which took place from 1910 to 1912, reinforced concrete monolithic structures were used here to an unprecedented extent. Therefore, the reconstruction was based on the original reinforced concrete skeleton, utilizing the original arch shells and brick masonry.

Among the main attractions of the new complex undoubtedly belongs the unique test water tank with a depth of 10 meters, which companies developing new technologies can use, for example, for testing underwater robots. Also noteworthy is the space on the sixth floor called SeedUp Space, offering an exceptionally attractive view of Plzeň and its surroundings. The supplementary building, the former administrative villa, has been serving as offices, warehouses, and employee facilities since September, and a kindergarten for 24 children has also been built here, which is not part of the technology park.

Project work on this project under the guidance of the office Obermeyer Helika began in 2017. It included cooperation with the client in selecting the construction contractor, and subsequently, Obermeyer Helika continued with author supervision during the construction.
