In Prague's Holešovice, apartments are rising in the Linea Pura project for 1.5 billion crowns

Prague – After 14 years, the empty lot in Prague's Holešovice is beginning to transform; between Komunardů, Jateční, and Tusarova streets, a total of 75 single-story and duplex apartments will be built by 2025 in the Linea Pura (Clean Line) project. The total amount of investment is expected to reach 1.5 billion crowns.


The excavated pit after the demolition had been overgrown behind the fence in Holešovice for more than ten years. In 2015, the project for a loosely built development with buildings 37 and 44 meters high was rejected by the city district, and the developer changed the plan to a building with parking on wide terraces. The project will offer its own parking for the apartments, including for the duplex apartment with a total area of 432 m².

"After 14 years of preparations, preliminary and earthworks were carried out in the spring of last year, and construction began in earnest in December. Currently, the challenging foundation of the building is underway. According to the plan, it should be completed at the turn of 2024 and 2025," said Viktor Vlček to ČTK.

The buildings will have their own system of 46 two-hundred-meter deep boreholes with heat pumps, which will provide energy for ceiling heating and cooling of the apartments. The developer estimates that it will save up to 50 percent in costs compared to heating with gas, district heating, or electricity. A new park will be created in the courtyard, complemented by a row of trees along the outer perimeter of the property.

One of the largest apartments will have a total area of 432 m², with 206 m² for the apartment and 226 m² for the terraces. "This apartment has the option of vehicle access directly in front of the apartment to the sixth or seventh floor with the help of an elevator," said Vlček. He noted that the project also includes classic sixty-square-meter 2+kk residential units.

A café, a grocery store, a kitchen showroom, and according to the developer, the largest store of premium wines in Central Europe with an area of 500 m² are planned for the ground floor.
