Complex technological processes applied during the first phase of the construction of the Eden Rožnov apartment buildings in the northern part of Rožnov pod Radhoštěm led the developer and the general contractor of the project to a fundamental change in the structural system. The choice of the Ytong and Silka construction system for the second phase fully proved itself for ALFA CON stavby, s. r. o. The company Xella offered it a complete construction solution within various building strengths, with advantages including construction speed, ease of working with installations, and high variability for client changes.

The attractive location of Písečná in Rožnov pod Radhoštěm offers those interested in new housing a comfortable urban background and closeness to the nature of the Beskydy Mountains. The new apartments are surrounded by greenery and provide owners with a perfect view of the peak of Radhošť Mountain and the entire city, which is in immediate proximity. The distance from schools, kindergartens, public transport, sports activities, and shopping options is minimal. The developer also considered disabled citizens, offering them apartments with barrier-free access. In addition to young families, seniors will also find their place here, appreciating comfortable housing in the embrace of nature encouraging pleasant walks while still being conveniently close to all necessary facilities, including good access to the city center.

The first phase began in 2018, during which the developer built five apartment buildings with 21 residential units. In 2019, the second phase of construction was initiated with 76 residential units in 10 apartment complexes of three to five stories. Thanks to rapid construction, 36 apartments in 6 apartment buildings were either completed or nearing completion by the end of 2020. In the fourth quarter of 2020, the developer and general contractor began construction on three additional apartment buildings. The final part of the second phase, with the 10th apartment building, started construction in the spring of 2021. The individual apartment buildings allow for a wide range of apartment layouts in configurations of 1 + kk, 2 + kk, 3 + kk, and 4 + kk, including barrier-free units. Each apartment includes a balcony, with the ground-floor and penthouse apartments having the potential for a terrace. Thermal comfort is ensured by underfloor heating with an air/water heat pump, which also heats drinking and utility water. All buildings and apartments of the second phase are constructed from Ytong and Silka materials.

Jakub Schwarz, project manager of Eden Rožnov, praises the choice of Ytong and Silka construction systems: "Based on previous experiences and customer needs, we adjusted some technical solutions for the second phase of construction to ensure the best possible implementation. After experiences from the first phase, where we dealt with complex technological processes, we decided on a different structural solution. The choice fell on Xella and its construction materials Ytong and Silka. The perimeter walls, partitions, stairs, and roofs in the ten new apartment buildings - realized within the second phase - are made of these materials. The internal load-bearing walls are constructed from Silka lime-sand blocks. For the inter-apartment walls, we used Silka acoustic blocks, which replaced the lost formwork used in the first phase of construction. Xella was the only manufacturer to provide us with a complete construction solution within various building strengths. We especially appreciated the construction speed and ease of working with installations. Ytong also allowed for great variability in client changes, where we offer our customers changes to layouts, partitions, and openings. Given the possibility to change a large part of the furnishings and modify individual units according to the future owners' ideas, we essentially realized or are still realizing 76 individual projects. Communication with Xella was good; we communicated the entire ordering system with just one manufacturer, which eliminated the need to coordinate deliveries from several companies. Throughout the construction period, we of course had the support of a structural engineer and a technical consultant."

Ytong blocks with a thickness of 300 mm of various strengths were used for the perimeter walls: for the 1st and 2nd floors, the Ytong Statik P4-550 blocks were used, for the 3rd and 4th floors, Ytong Univerzal P3-450, and for the 5th floor, Ytong Standard P2-400. The internal load-bearing walls are made of Silka S20-1800 lime-sand blocks with a thickness of 240 mm, and partitions of various thicknesses are made of Ytong Klasik P2-500 blocks. The ceilings and roofs Ytong Ekonom 250 enabled quick, easy, and safe installation. The supplies from Xella also included Ytong prefabricated stairs, Ytong lintels, and concrete prefabricates for Silka blocks. The list of products used also included mortar mixtures and saws for Ytong and Silka.
