The operational center of the Waterworks joint-stock company is a building of a local center of the company encompassing comprehensive functions from administrative management of the catchment area, customer visitor center, to the support for field and administrative workers to warehouses, technical facilities, workshops, and vehicle fleet garages.
For the construction, the investor chose a plot on the edge of the industrial zone of the city without significant urbanistic connections.
Our effort was to design the outdoor spaces together with the building and not to reinforce the urban bleakness of the industrial zone. This was achieved by shaping the building's floor plan into the letter S and dividing the plot into clearly defined semi-enclosed spaces outlined by the shape of the building itself. The administrative part of the building delineates space for an indoor garden with a planned pond, which office spaces and employee rest rooms are oriented towards. In contrast, the second courtyard is a manipulation asphalt area without greenery, with access to the garages and entrances to the workshops and warehouses. In front of the building is a parking lot for customers with paving creating an atypical pattern, the building opens up to this area with a large glass wall through which the public spaces of the building are visible. This solution corresponds to the profile of the user company as an open entity accessible to the public where people can deal with their affairs in person.
In the design, we were from the beginning constrained by a clearly defined cost height, therefore the building was divided into a purely utilitarian part of garages and warehouses, which was built with an absolute minimum of costs, and a public/employee part where saved financial resources from the previous part were used to enhance the aesthetic standard and utility of the building. This part of the building is clad with wooden larch cladding with colored stripes. Thanks to repeated cost control at every stage of the project documentation, the building was successfully completed within the established financial limits.
The administrative part is designed with two main halls that open to the exterior with large glazed walls. In each of them, an architectural color experiment is employed with colors, which is based on the consistent use of one shade of color on all surfaces including the ceiling and doors. The publicly accessible hall is in light green, the employee hall is in light blue. Both colors use corporate color shades. The entrance lobby is designed as a blue box with glazed fronts and glowing linear portals.
