In the regulatory plan, we work with three types of building lines. For blocks that delineate squares, a closed building line is proposed, which is primarily significant for clearly defining the space. Continuous development allows for more intense use of the ground floor. An open building line is primarily proposed on Palackého Street and 5th May. It can be interrupted, allowing houses to have distances between them. It is important for transforming streets that are gradually filling up. In contrast, a free building line is suitable for the construction of family houses further from the center, where the demands for the intensity of public space usage decrease.

The regulatory plan sets basic rules for construction, especially in relation to public spaces. Regulation does not only mean restrictions but also grants builders the right to construct a certain volume of building. The advantage is that the builder has these rules predetermined and does not have to proceed with the building project using a "trial and error" method.
