Family House in Jevany

Family House in Jevany
General Contractor:EBM Construct Ltd.
Completion:2016-17
Area:420 m2

The newly built family house is located on the northern edge of an exceptional, south-facing plot with a beautiful view of the Voděradské bučiny nature reserve. The gentle slope to the southwest over the empty neighboring meadows invites endless views of the relief of the Voděradské Bučiny, which changes its color from fresh spring green, through stunning autumn gold, to the traditional white in winter. The barrier-free single-story villa is incorporated into the profile of the garden in such a way that it does not disrupt the panorama of the surrounding landscape while providing its owners with a sense of solid support from the northern access road, from which there is also an entrance to the house or access to the garage through two external parking spaces. The house opens to the garden through fully glazed southern walls, which emphasizes the original profile of the plot, including solitary stones from the nearby surroundings. The gently rounded curves of the professionally designed and automatically irrigated garden naturally soften the straight and deliberately austere lines of the house, where cast concrete dominates the ceilings, and an uninterrupted feeling of luxury heated oak flooring runs through all the living rooms. These two dominant elements are connected by a neutral chalky white plaster, which is replaced by a coating in three bathrooms. In the bathrooms, the concrete is reflected in the color of the large-format tiles on the floors. To maintain the same rhythm of the house, high-quality oak is again used for the cabinets and other accessories in all the bathrooms to complement the white sanitary ware. The covered terrace, again with a wooden floor, doubles the main living room for the homeowners for a large part of the year, which, with its height of over 4 meters, feels airy yet cozy at the same time. The ceiling of this room has the shape of a "wing" formed by two sloping roofs directed toward each other, while the ceiling of the adjoining veranda curves exactly the opposite way, creating a feeling of pleasant balance between these two masses. The relaxation zone consists of three bedrooms and a bathroom with a toilet. The central hall is a logical connection of the whole house. In addition to the mentioned main living room and relaxation zone, the main entrance opens here, along with a passage to the wardrobe, laundry room, technical room, and a generous garage for two cars. There is also a bathroom and a toilet for guests, one of the entrances to the terrace, and an oak staircase leading to the relaxation area. This consists of a covered, technologically fully automated ceramic pool with salt water, another bathroom, a toilet, and above all, a spacious Finnish sauna. The house space also encompasses another living unit consisting of two bedrooms, a bathroom with a toilet, and a kitchenette. The philosophy of "under one roof, but separately" allows the owners to use this part for an adult child, senior parents, visitors, or as a separate office.

The main source of heating is a heat pump, supplemented by an electric boiler. The house is designed as low-energy; however, the combination of a fireplace insert, efficient recovery, and insulating triple-glazed aluminum windows across the entire southern side practically achieves the values of a passive house. Centrally controlled blinds and an independent climate unit for each room additionally cater to the completely different thermal and light preferences of each resident or visitor to the house.
