Warsaw - The development company Orco has completed the construction of its key project in Poland, which is a fifty-four-story residential skyscraper in downtown Warsaw designed by the renowned architect Daniel Libeskind. Polish media remind that the construction of the high-rise building named Żagiel (Sail) was accompanied by a number of problems.

The building, which measures 192 meters, will contain 251 exclusive apartments. Orco's CEO Jean Francois Ott admitted to the portal gazeta.pl that the company has so far found only 88 interested parties, and similar numbers were reportedly mentioned a year ago, before construction resumed after a forced break. "I would be worried if sales were going quickly; it would mean we set the prices too low," Ott said. According to him, Orco is not under pressure as it has secured funds from the bank to complete the investment.
Orco claims that specific prices of apartments in the immediate vicinity of Warsaw's main train station and the Stalinist Palace of Science and Culture are disclosed only to potential buyers. However, earlier information in the Polish media suggested that clients will pay between 7000 to 10,000 euros (175,400 to 250,600 crowns) per square meter in the skyscraper.
At the end of 2007, the project was valued at 71.8 million euros.
The first residents are expected to move into the skyscraper, which has a view of a significant part of the center of the Polish metropolis, at the beginning of next year.
Orco originally obtained the building permit for Żagiel in the spring of 2008. However, its validity was suspended due to complaints from owners of apartments in a neighboring panel building. According to Polish media, the construction was also interrupted by Orco's financial difficulties and could not continue until last January due to various bureaucratic and legal delays.
In the meantime, the Żagiel skyscraper is rising alongside a competing building of similar dimensions. A residential building of 160 meters in height is expected to be completed there next year, and according to current plans from the developer, the tallest part of the enormous office complex will rise to 220 meters in 2014.
The newspaper Życie Warszawy recently reminded that Warsaw is the only capital city in Europe where a whole group of skyscrapers is being built in the very center. Thus, it is referred to as "the Polish Manhattan".
