The subject of this public procurement is services – the preparation of an architectural study, necessary stages of project documentation, and related engineering activities within the project of restoration of the villa of Adolf Loos for the purpose of establishing the Cultural Center of Adolf Loos, which is more specifically detailed in Appendix No. 5 of the tender documentation (Conceptual Design + Libretto of Future Use) and No. 6 of the tender documentation (Input Materials for the Preparation of Project Documentation), in a manner and under conditions according to the contract for work, which is Appendix No. 4 of the tender documentation.

Project Annotation

The municipality of Hrušovany u Brna, in the first third of the year of Adolf Loos 2020, acquired the former factory villa No. 214 (i.e., the villa of Dr. Viktor Bauer by Adolf Loos) into its ownership. With this, the municipality fulfilled its nearly 14-year effort to acquire this early modernist building.

This is an extraordinarily valuable building from 1913-1914, documenting both the way of representing a new social class during the period of industrial expansion of Austria-Hungary, as well as the relatively underrepresented work of architect Adolf Loos – one of the most significant figures in the history of world architecture, in close proximity to his hometown of Brno. Making this building accessible to the public offers a unique opportunity to present, in authentic spaces, thematic layers associated with the history of the municipality of Hrušovany u Brna and its associated regional tradition of sugar manufacturing, as well as the beginnings of modern architecture and housing culture, which Adolf Loos significantly influenced.

Unfortunately, its condition is not good, and has not been for some time. It is well known that the former regime did not value the villas of industrialists and nobility. This is also the case with this building. Overall, the condition of the structure can be assessed as significantly neglected, with a number of insensitive interventions that have substantially degraded the monument over the years.

The overall restoration is aimed at returning the villa to its appearance from the years 1920-1930. Modern and inappropriate constructions or modifications will be removed. Subsequently, original elements will be sensitively restored or supplemented, either with preserved originals or replicas made according to preserved elements. Everything will aim towards the future presentation of the restored monument, and this in several forms. Firstly, in the form of an installed cultural monument. Furthermore, in the form of the CULTURAL CENTER OF ADOLF LOOS, which will include a permanent museum exhibition. There is also an effort to develop the potential of the location through a gradual transformation from an industrial form to a living part of the municipality's organism. To ensure quality urban connections and create an environment that has the potential for community engagement and activation of residents. The villa and its garden should become a so-called living destination, a place people go to.
