Plzeň updated the regulatory conditions for construction near the New Theatre

Plzeň - Urban development with apartments, a building with smaller shops, administrative spaces, and public space could be created in the vacant area in the center of Plzeň near the New Theater. The city has updated the regulatory conditions for the area between the theater and the development on the edge of the Pětatřicátníků gardens. This concerns, for example, the vacant land where billboards are placed, said Mayor's Deputy Pavel Šindelář (ODS).
    "The conditions are primarily focused on the completion of the remaining space. They are set so that it is possible to construct urban-type development in the designated area, mainly residential buildings and facilities related to the city center," said Šindelář. The clarification of the regulatory conditions was necessitated by the new construction of the theater and parking garage, which changed the layout of the area.
    The documentation will serve as a basis for the decision-making of the city authorities and organizations in urban and building proceedings. Landowners will find information on how they could utilize the space for real estate in it. The conditions respect the structure of the surrounding development, also determining the maximum possible height of potential buildings. The material also specifies what percentage of the space should be dedicated to greenery, and recommends directing any parking primarily to the first underground level of future buildings.
    Plzeň, according to Šindelář, supports the completion of infill and unstable urbanistically disturbed areas, promotes the creation of public spaces in central areas, which lead to revitalization and increased safety.
